Agreement Purpose

This Recurring Lawn Maintenance Service Agreement establishes the terms and conditions governing recurring lawn maintenance services performed by Live Oasis Realty Maintenance, LLC during the 2026 service season.

This agreement applies to all clients who have accepted an official service estimate issued by Live Oasis Realty Maintenance, LLC.

The accepted estimate defines:

• the service tier
• the property location
• service frequency
• per-visit service pricing
• the scope of work for the property

This agreement governs the operational policies under which those services will be delivered.

Execution of this agreement authorizes Live Oasis Realty Maintenance, LLC to perform the recurring services described in the accepted estimate.

Service Structure

Live Oasis Realty Maintenance provides recurring lawn maintenance under a structured service tier model designed to maintain turf health, appearance, and overall curb appeal.

Recurring maintenance services may include:

• mowing routinely maintained turf areas
• trimming around edges, structures, and landscape beds
• edging where applicable
• blowing grass clippings and debris from hard surfaces
• routine shrub trimming and shaping when included within the selected service tier

Services are performed according to the service scope defined in the approved estimate.

Service Season

Recurring lawn maintenance services are performed during the active turf growth cycle, which typically runs from March through October in Georgia.

Service frequency and scheduling are determined by the accepted estimate.

Recurring services are billed per completed visit.

There is no guaranteed number of visits during the service season.

Seasonal service agreements apply only to the 2026 service year and do not automatically renew.

A new agreement must be executed for future service seasons.

Service Scheduling and Routing

Services are performed according to established service routes and operational scheduling.

Exact arrival times are not guaranteed, as scheduling depends on:

• route efficiency
• weather conditions
• equipment availability
• operational safety considerations

Clients are scheduled within designated route windows rather than specific time slots.

If weather or operational conditions delay service, visits will be rescheduled according to route availability.

Property Maintenance Conditions

Recurring service pricing assumes that the property remains within normal maintenance conditions throughout the season.

If a property exceeds routine maintenance thresholds due to:

• excessive grass growth
• prolonged neglect
• skipped services
• unusual vegetation buildup

the service may be reclassified as cleanup or restoration work.

Restoration work is priced separately and must be approved before service is performed.

Services Not Included in Recurring Maintenance

Recurring lawn maintenance does not include the following services unless separately quoted:

• heavy overgrowth restoration
• initial seasonal reset work
• leaf removal or debris hauling
• landscaping installations
• fertilization or chemical treatments
• tree trimming requiring climbing or heavy equipment
• irrigation repair
• structural gutter repair
• emergency same-day mowing requests

Additional services may be quoted separately upon request.

Client Responsibilities

Clients agree to maintain safe and accessible service conditions on scheduled service days.

Clients are responsible for ensuring:

• gates are unlocked
• pets are secured indoors or safely contained
• toys, hoses, and obstacles are cleared from lawn areas
• safe access to service areas is provided

Failure to provide safe access may result in service delays or additional charges.

Hidden Obstacles and Property Risks

Live Oasis Realty Maintenance is not responsible for damage caused by hidden or unmarked obstacles, including but not limited to:

• irrigation heads or underground irrigation components
• buried cables or wires
• hidden landscape edging
• loose stones or decorative materials
• improperly installed structures or fixtures

Clients are responsible for identifying sensitive areas or marking hazards prior to service.

Skip Requests

Recurring lawn maintenance pricing assumes seasonal balance, where slower growth periods offset peak growth cycles.

Skip requests must be communicated at least 48 hours prior to the scheduled service day.

Late skip requests or blocked property access may result in a 35% service charge for the scheduled visit.

Repeated skip requests may result in service reclassification or removal from the service route.

Payment Terms

Recurring services are billed per completed visit.

Payment is due upon billing according to the payment method established with the client.

Failure to maintain a current account balance may result in:

• service suspension
• removal from the service route
• additional fees where applicable

Weather and Safety Conditions

Services may be delayed or rescheduled due to:

• severe weather
• unsafe terrain conditions
• equipment safety concerns
• operational hazards

When delays occur, service will resume according to route availability.

Service Authorization

Execution of this agreement confirms that the client:

• has reviewed and understands the operational policies governing recurring service
• agrees to the terms and conditions described in this agreement
• authorizes Live Oasis Realty Maintenance, LLC to perform recurring lawn maintenance services according to the accepted estimate

This service agreement serves as the official authorization for recurring lawn maintenance services.

Estimates, text messages, or verbal discussions do not override the terms of this agreement.
