Simple Service. Clear Expectations. No Contracts Required.

We operate on a quote-approval basis—no long-term contracts required for standard services.

By keeping our system simple and transparent, we eliminate unnecessary paperwork while maintaining clear service standards, accountability, and operational control.

1. Acceptance of Terms

By approving a quote, requesting service, scheduling service, or allowing work to be performed on your property, you agree to these Terms & Conditions.

These Terms govern all services unless a separate written service agreement is executed.

The most current version of these Terms & Conditions supersedes all prior versions.

2. Service Authorization

Service is authorized upon approval of a quote.

No written signature is required for standard services.

Approval may occur through:

  • Verbal confirmation

  • Text message

  • Email

  • Platform approval (Angi, website, etc.)

  • Acceptance of service at the property

Once authorized, service may be scheduled and performed.

3. Scope of Work

All services are performed based on the scope defined in the approved quote.

Services include only what is explicitly stated.

The following are not included unless specified:

  • Overgrowth restoration

  • Debris hauling

  • Leaf removal

  • Landscaping installation

  • Fertilization or chemical treatments

  • Tree work requiring climbing or heavy equipment

Additional work requires a revised quote and approval.

4. Pricing & Payment Terms

  • Pricing reflects labor, property condition, and operational factors

  • Services are billed per visit or per project

  • Payment is due upon completion unless otherwise stated

Late payments may result in:

  • Service suspension

  • Late fees

  • Removal from schedule

5. Recurring Service Structure

Recurring lawn maintenance is performed on a route-based schedule.

  • No guaranteed number of visits

  • Frequency varies based on growth conditions and routing

  • Billing occurs per completed visit

Route efficiency and seasonal demand impact scheduling.

6. Property Condition & Service Reclassification

If property conditions exceed standard maintenance thresholds, service may be reclassified as:

  • Cleanup

  • Restoration

  • Overgrowth service

Reclassified services require updated pricing and approval prior to execution.

7. Scheduling & Route Management

Services are scheduled based on route efficiency.

  • Exact arrival times are not guaranteed

  • Service windows may vary

  • Scheduling may shift due to weather, workload, or operational factors

Priority is given to recurring clients.

8. Cancellation & Skip Policy

Recurring Services

  • Minimum 48-hour notice required

  • Late skips or blocked access may result in a 35% charge

  • Missed service due to lack of access may be treated as a completed visit

Repeated skips may result in removal from the schedule.

One-Time Services

  • Late cancellations may result in a 35% charge (up to $400)

9. Property Access Requirements

Clients are responsible for ensuring:

  • Gates are unlocked

  • Pets are secured

  • Yard is clear of obstacles

  • Safe working conditions are present

Failure to provide access may result in:

  • Skipped service

  • Applicable charges

10. Weather & Safety Conditions

Service may be delayed, rescheduled, or refused due to:

  • Rain or severe weather

  • Unsafe terrain

  • Equipment limitations

  • Hazardous conditions

Rescheduling follows route priority.

11. Service Standards & Results

Services are performed to professional industry standards within the defined scope.

Results may vary based on:

  • Weather conditions

  • Soil conditions

  • Turf health

  • Property maintenance history

Perfection is not guaranteed.

Service concerns must be reported within 24 hours of completion.

We will review and determine if corrective service is warranted.

12. Documentation & Property Condition

We reserve the right to document property conditions before and after service.

This may include photos or internal records used for:

  • Quality control

  • Scope verification

  • Dispute resolution

13. Damage & Liability

Live Oasis Realty Maintenance, LLC operates with care and professionalism.

However, the company is not responsible for:

  • Pre-existing damage

  • Hidden objects in turf (rocks, debris, fixtures, etc.)

  • Damage caused by unsecured or improperly installed items

  • Normal wear from routine maintenance

Clients are responsible for identifying hazards prior to service.

14. Limitation of Liability

To the fullest extent permitted by law, Live Oasis Realty Maintenance, LLC shall not be liable for any indirect, incidental, or consequential damages.

Total liability for any claim shall not exceed the total amount paid for the specific service in question.

15. Service Limitations

We do not provide:

  • Tree removal requiring climbing or heavy equipment

  • Irrigation repair

  • Structural repairs

  • Hazardous or unsafe work environments

Services outside our scope may be declined.

16. Right to Refuse or Discontinue Service

We reserve the right to refuse, stop, or discontinue service at any time if:

  • Property conditions differ from the approved scope

  • Safety risks are present

  • Access is restricted

  • Client behavior is disruptive or non-compliant

17. Promotional & Discounted Services

Promotional pricing:

  • Is temporary and location-specific

  • May be adjusted or discontinued

  • Does not guarantee long-term rates

Continuation depends on route efficiency and operational sustainability.

18. Service Suspension & Termination

We reserve the right to suspend or terminate service due to:

  • Non-payment

  • Repeated cancellations or skips

  • Unsafe conditions

  • Failure to comply with service requirements

19. Dispute Resolution

Any disputes shall be governed under the laws of the State of Georgia.

Clients agree to attempt informal resolution prior to pursuing legal action.
